Who is buying now
The industry has consolidated. Some operators are closing sites and moving production elsewhere, as Decibel did when it announced the $2.5 million sale of its Creston, BC facility in February 2026 (StratCann). Others are buying well-built sites at a fraction of their construction cost.
Buyers for a BC facility today usually fall into four groups:
- Licensed operators adding capacity or moving to a better-built site.
- New micro applicants. Since March 2025, micro-cultivation allows up to 800 m² of grow surface, so mid-sized buildings are in play (Health Canada).
- Controlled-environment growers of vegetables, mushrooms, flowers and nursery stock. Across Canada, former cannabis sites have gone this way (StratCann).
- Industrial users who value heavy power, insulated buildings and security.
What affects value
Licence status matters, but it is only one line on the sheet. A Health Canada licence is issued to a licence holder for a specific site. It does not automatically pass to a new owner with the land, and whether a deal is an asset sale or a share sale changes what the buyer must do. Your lawyer should advise on structure.
The physical plant usually carries more weight: electrical service, climate systems, water rights, the build quality of the grow rooms, and whether local zoning and the Agricultural Land Reserve rules allow the next owner's use.
