What kind of building is it?
Each type of facility attracts a different buyer and raises different questions. Here is how Sean sorts them.

Cannabis in the Agricultural Land Reserve
Since February 22, 2019, all forms of cannabis production are a farm use in the ALR. Local governments cannot prohibit it when it is grown outdoors in a field, inside a structure with a soil base, or in a crop-growing structure that existed before July 13, 2018 and has not been altered since (ALC Information Bulletin 04).
Structures with concrete floors that don't meet those tests, and large amounts of fill, may need an application to the Commission. Check this early. It can decide whether a site works.
Farm-gate retail
Since November 30, 2022, BC's Producer Retail Store licence lets federally licensed standard cultivators, micro-cultivators and nurseries sell from a store at their growing site (Government of BC).
For a rural facility, highway frontage, parking and customer access can now add real value. Sean notes them on every spec sheet.
